This 67-acre property, with approximately 38 developable acres, was expertly re-envisioned by Timber Ridge to align with evolving market demand. The original plan for 1,149 multifamily attached units was thoughtfully amended to create a more balanced and market-appropriate mix—522 multifamily units, 198 two-over-two homes, and 85 townhomes.

Through strategic collaboration and analysis, the team successfully eliminated an outdated retail requirement and removed a previously approved recreation building, ensuring the land plan reflected contemporary buyer preferences and economic realities.

Finished lots were sold to K. Hovnanian and Ryan Homes, both achieving strong sales performance. Following the success of the initial townhome phase, Timber Ridge advanced a plan amendment that added 150 additional homes, ultimately sold to Lennar—a testament to the project’s adaptability, demand, and long-term viability.

Land development for the project included the construction of Somerset Crossing Drive—a new four-lane CTP roadway—as well as the realignment of existing roads to create seamless access and long-term infrastructure benefits for the area.

Finished homesites were acquired by Beazer Homes, Drees Homes, NV Homes, and Ryan Homes, all of whom achieved strong absorption and sales success. Launched in January 2020, the community exceeded expectations, with more than 160 homes sold in its first year and pricing that significantly outperformed county averages.
